This access statement does not contain personal opinions as to our suitability for those with access needs, but aims to accurately describe the facilities and services that we offer all our guests.
Pinfold Cottage is a single story barn which has been carefully converted to make it as comfortable as possible for those who want a truly memorable self-catering holiday, with country views, close to the historic market town of Barnard Castle. We are located on a level site with easy vehicular access and level entry. There are no halls, landings, or passageways within the cottage and only one step between the living room and kitchen, for which a ramp is available.
The cottage sleeps up to 4 people and has one bedroom on the ground floor with an en suite, step free, level entry wet room.
The nearest mainline railway station is at Darlington, approximately 14 miles away.
There are taxis at the station and buses 70, 75 and 76 travel regularly from Tubwell Row to Galgate, Barnard Castle.

Arrival and Car Parking
The cottage will be open ready for your arrival, the owners live on site and can give help with unloading baggage if requested.
Parking is available for 2 cars in a courtyard area between the road and the front door of the cottage.
The parking area has a gravel surface with a paved entrance to the cottage.
This area is well lit at night.
Entrances to Pinfold Cottage
The front door is 930mm/36.5ins wide with a threshold of 75mm/3ins.
At the rear of the cottage there is a second doorway into the kitchen, this is 960mm/37.8ins wide with a 50mm/2ins threshold.
The floor covering inside the entrances is stone flagged.
The sitting room/lounge is situated on the ground floor with level entry from the front door off the driveway.
The room has a mixture of seating with sofas and soft chairs, as well as a wooden chair with arms.
Furniture can be moved if required.
There is a digital television with remote control, subtitles, and a DVD player.
Lighting is natural daylight, overhead lighting is used as well as table and floor lamps.
The flooring is flag stones with a rug in front of the sofa.
The stone flagged kitchen/dining room is accessed through a doorway from the sitting room/lounge which is 915mm/36ins wide.
There is one step of 160mm/6.5ins leading down into it; a ramp is available if required.
The kitchen/dining room is situated on the ground floor with a door, 960mm/37.8ins wide with a 50mm/2ins threshold, to the garden.
The moveable dining table has legs on each corner, 610mm/24ins from floor to lowest point of table and is 735mm/29ins high. There is free space around three sides of the table.
Chairs (all moveable) - wooden chairs with no arms, one arm chair with seat of 17ins and width between arms of 20ins. A fixed oak bench seat under the window is 445mm/17.5ins high.
Lighting is natural daylight with ceiling lights.
The door of the oven drops down and the handle is 673mm/26.5ins above the floor. The hob is 900mm/35.5ins above the floor.
Worktop and sink are 890mm/35ins above the floor with under bench fridge, freezer and dishwasher.
Glasses and crockery can be moved from wall cupboards to lower drawers, if required, please request this when booking.
The kitchen is evenly lit with lights above work surfaces, sink and hob.
Flooring is of flagstones.
The door opening from the kitchen to the bedroom is 735mm/29ins wide.
Bedroom and Sleeping Area
There is 1 bedroom with a kingsized bed on the ground floor, with step free level access from the kitchen/dining room.
The door to the ground floor bedroom is 735mm/29ins wide.
The height of the bed from the top of the mattress to the floor is 635mm/25ins, the 160mm/6.5ins ramp could be used to reduce this height. There is free access to the bed on one side and 380mm/15ins space on the other side.
Furniture can be easily removed or rearranged if required.
Lighting is natural daylight, overhead lighting and bedside lamps.
There is good colour contrast between the oak flooring, walls and doors, with a removalable short pile rug beside the bed and non-feather bedding available on request.
A comfortable daily use double sofa bed which could be used by a personal assistant/carer or friend/family member is available in the living room.
Wet room facilities
The door opening to the large, well heated, ground floor wet room is 775mm/30.5ins wide.
Grab rails can be fitted as required around the toilet and shower.
The toilet is 457mm/18ins high. Seat raisers are available if required.
Wall mounted wash basin is 787mm/31ins high, with 610mm/24inch clearance below.
The marble flooring has underfloor heating and an integral bench seat, 457mm/18ins high, under the shower which has overhead and hand held shower heads.
Well lit with natural light from window and skylight with overhead and wall lights.
There is a washing machine in the cottage kitchen.
We have a paved patio area of 2m/6ft6ins by 2.3m/7ft7ins with metal table and chairs which can be accessed from the kitchen/dining room.
The secluded south facing courtyard garden area has paved areas, a flat lawn and flower beds and a second seating area up one step.
A flat stone paved footpath leads to the bottom of the garden and is 860mm/34ins wide.
Assistance dogs are welcome.
All areas in the cottage have good colour contrast between the floor, doors and walls. Generally, doors and door frames are dark wood and walls are light in colour.
The mobile phone reception can be poor inside the building due to the insullation materials in the roof.
The nearest General Hospitals with an A&E unit and walk in NHS are 12 miles away in Bishop Auckland, or 14.4 miles in Darlington's Memorial Hospital; the nearest Doctor's surgery is 1 mile away. Further information is in the welcome folder.
